Anyone going through the mortgage process should follow these guidelines to ensure their success!

Do’s:

  • Do contact us with any changes to your job
  • Do save all your financial documents
  • Do continue to pay your bills on time
  • Do make sure you have money for your closing costs, down payment and loan reserves
  • Do shop for home insurance early and provide us with your quote
  • Do expect to hear from us if we need additional information

Don’ts:

  • Don’t authorize any inquiries into your credit (including credit cards furniture, appliances, vehicles, boats, cell phones, cable, alarm companies, etc.)
  • Don’t incur any additional debts
  • Don’t make any large deposits to your bank accounts without talking to us first
  • Don’t spend any money you have set aside for closing
  • Don’t open any new accounts, close any existing accounts or move money around accounts
  • Don’t sign up with any credit repair or “consolidation” company
  • Don’t hesitate to discuss guidelines for gift funds with us

Any or all of this information may be requested during the loan process. Both the borrower and co-borrower should have physical and/or digital copies of the following documents that apply to them:

  • Fully executed sales contract
  • Photo ID
  • Personal & business tax returns
  • W-2s, 1099, K-1s
  • Pay stubs
  • Award letters
  • Divorce decree/legal separation agreement
  • Current lease/rental agreement
  • Homeowner’s insurance quote for new home
  • Homeowner’s insurance declarations page
  • Mortgage statement
  • Bank & asset statements
  • Child support order
  • Bankruptcy discharge papers
  • VA DD-214
  • Earnest money deposit
  • Gift letters
